Back home East of Biloxi. It looks like I didn't even lose power(this goes out on cable internet) but I might just start tossing everything in the fridge anyway.

Amen! Much thanks, @Boileregger; I did notice in the funding breakdown that half or so of the monies came from bonds, and user/owner fees making up most of the rest of it.EzraBrooks said:
I love this forum. Where else on the interwebs can you get a lesson in airport economics, learn how to cook a brisket, discuss proper shaving techniques, and get ripped a new one for your political beliefs all in one place?

@Gulfcoastguy I’m glad everything has worked out in your favor!
It’s been raining since last night and we didn’t have anything set out for dinner so the wife called in a take out order from a local favorite. Alligator sauce piquante, red beans and rice with some cornbread.

I need more practice..but was a solid first effort.

All cash offer shouldn't have appraisal contingency. In our town appraisals have been lagging the market, so offers with best terms tend to win out. The market is so strong for sellers. Limited inventory, cheap money, and desirable area makes for hot times.GATraveller said:

Right now with super low rates real estate is a pretty solid place to stash money. The stock market is crazy and the bond yields are so low, a lot of folks are keeping cash or buying real estate.Mark_B_Good said:

OK, I get it in terms of diversifying capital ... but WHERE is the money coming from .... is this all stashed cash of baby boomers? My suspicion is that Millennials are racking up debt ... interest rate is cheap (right now).Ozzie_Isaac said:

I do not know. I suspect it is a combination of reallocation of investments, movement from big cities to rural areas (or at least the suburbs), and increased buying power due to low rates. I do not think it is millenials, they said the rate of those under 30 living at home is higher than ever.Mark_B_Good said:

Add in low inventory and anything that comes up for sale moves quickly and for a good price.
In my area a few of the large builders doing tract homes have stopped new builds. The price of materials are going up so fast and they are behind on builds from the lockdown they will not accept new contracts. This is further impacting the inventory.I would rather light a candle than curse your darkness.

In my case, rich Asians. IU has a large Asian student enrollment. Daddy is buying his princess a condo for her to stay in as opposed to paying $2500-3500/month rent. We now have 2 cash offers on the table (one sight unseen) with another showing this morning. Begin the bidding war

Yearly yard hole patching. Squirrels bury their acorns and whatnot, which is no big deal, may even help with aeration of the soil. Trouble comes from the hounds, who dig up the squirrel stash, leaving much bigger holes. Small sample below, all told about 100 lbs of top soil and 5 lbs of seed.

Just came in from a slow but productive afternoon.

Duck Dog has really started putting two and two together on this trip and impressed. He's been marking all the birds ..even the long ones, multiple falls...and figured out (without correction) to get the cripples first.

Klopp splashes dosh and Bale’s back. Liverpool buy another attacking midfielder to reinforce the ‘we’ll score more than you’ philosophy. Long-haired golf enthusiast and resolute Welshman Gareth Bale is in London for talks with Spurs. Everyone assumes to play for them again, I suspect to buy the club because he has been earning an eye watering volume of cash out in Spain, £20m a year basic.
Elsewhere, meh - early doors, innit?
Early doors, adj; the outset or initiation of an event, at the start, near the beginning.
Saturday
Everton v West Brom, or ‘the new world’s greatest team’ v relegation magnets. The toffees strung together several passes and shot at goal a lot last week, so the blue Scousers think they are ootball genius’. 2-1
Leeds v Fulham : new boys show down. Can’t see past a routine 2-0
Man Utd v Palace : Ole’s lads get in to gear with a gentle warm up against the mighty Eagles. Palace now have players barely older than the iPod,a major change in strategy. Doubt it’ll affect this one. 2-1.
Arsenal v West Ham : Mikel and his glorious hair looks the real deal at the Gunners. The Hammers are veering towards calamity. 3-1
Sunday
Southampton v Spurs : on the plus side no fans means no singing ‘Oh when the Saints’. On the negative, it’ll be a bore-fest. Fun Fact : Gareth Bale played for Southampton before Spurs. Sorry, that’s only a fact. 1-1
Newcastle v Brighton : the home team seem a smidge better than last year so far but you know a hapless meltdown is just around the corner. The dirty Seagulls are aiming for mid-table obscurity, but that might just be beyond them. Bell-weather game early on. 2-0
Chelsea v Liverpool : The reds are not as financially robust as you would assume, but they have found almost £30m for lad that runs fast and kick the ball at the goal a lot. Yes another one. Chelsea’s Super Frank has been far more enthusiastic in the market and burned through much cash. Sounds great but it’s Abramovic’s preferred method of turning up the heat on managers. Could be fun. 2-3.
Leicester v Burnley: top 4 botherers v top 6 botherers. Hard to be excited about this. 1-0. The screaming scrotum with a penalty late on.
In the championship: Stoke v Bristol City - many have tipped the visitors for success after heavy investment in their squad. Fancy the Potters to give them a touch match. 1-1.
Monday
Villa v Sheff Utd: second season syndrome risk for both teams. The hosts are still wobbly and the visitors could be found out big-time this year. 0-1
Wolves v Man City: Pep is hot off the back of failing to win the Champions League again and wouldn’t choose to open his account with Wolves this time. All results equally possible. 2-2.
