    I have to say @billt01 for a guy who claims to always nail market timing... new construction housing has gone up %60 with a local builder here since 2020, a $300,000 house is now $480,000 that is a difference of roughly 9 million SHIB.
      That said don't let these guys get under your skin, from your description I like your lot your pole barn plan and that house will be amazing.

    I have to say @billt01 for a guy who claims to always nail market timing... new construction housing has gone up %60 with a local builder here since 2020, a $300,000 house is now $480,000 that is a difference of roughly 9 million SHIB.
      That said don't let these guys get under your skin, from your description I like your lot your pole barn plan and that house will be amazing.
    Not correct..you may be missing a couple of numbers there.

    as far as market timing, sell high..buy high..but the 1K board foot of lumber price will be dropping like a rock in the next few months with the interest rate rise..as with other things..and I can buy down points..so there's that..

    and as far as getting under my skin, I like to feed the intellectually superior narcissist..

    definitely not two months, but check again in 24 -48 months..

     I will keep a eye on it though it does seem like once price of goods (not commodities) rise they tend to stay there.

    I 100% admit that you posted another drawing of a house you have not bought yet and won’t live in for years. I do appreciate the added 4000sf from the first fake house you posted.

    Went to planning commission meeting to get my ground mounted solar panels approved last night. They sent letters to my neighbors to let them know and if anyone objected, they could come to the meeting.

    Well, my next door neighbor called me the day the letter arrived, asking about it. He said it was no big deal, that he didn't understand the letter and that I could do whatever on my own property.  ok cool.

    Well, apparently he emailed the commission and that was included in the meeting. (Neighbor doesn't know I went as far as I know). His "concerns" about why he didn't want it:
    Real estate values go down (not according to what we could find)
    Glare (no glare from panels...they actually collect light! and besides, as the commission noted, there were not windows on the side of his house facing ours)
    Concern over breakage and what would leak into the stream and into the pond (uh...the panels do NOT have any toxic material in them)

    So the commission approved it and now I can't wait to get them.  On bright sunny days I'm going to go out with a big mirror and reflect light on his house. :D
    We had a planning issue like that with our first house. Wanted to build an extension and told the neighbours what we planned to do. They said no problem, but when we went to the meeting they had put in a very comprehensive objection document. We got it anyway, casting vote of the chairman (who later ran off to Spain when it turned out he had been taking back handers!).

    Solar is great, good luck with the project.

    I’m excited about this Bosch GET75-6N.  I have the Festool version.  This has a bit more power for half the price.  The Festool RO150 is the power tool I use the most in hours out of my whole collection.

    If you are unfamiliar with these dual mode random orbital, direct drive elliptical sanders, not many companies make them.  They are game changers.  Power of a belt sander and delicate as a palm sander, all in one.  Great dust collection.  This uses 6” hook and loop discs.  The Festool uses 17 hole.

    Anyway, ordered last week, will pick up at Home Despot.

    Since I’m getting into milling logs, this will help repurpose the scraps for something usable via throwing in landfill.  That said, I’ve had a strong desire to build a reverse flow.  Have the frame and most of the materials.  One of these days…
