    I remember reading about one just east of Scottsdale I think. Buyers didn't realize that hidden in the paperwork was something about the water contract not guaranteeing water and with greater drought now, they're f'd.  To my thinking, the city/county administration and the developers should be held fully liable for that.  Absolutely horrible.
    The whole US southwest is soon to be effed water wise. "Good times" ahead over the next couple of decades.

    Hey thanks. I can stumble my way through some stuff but it's usually a combination of knowledge from my Dad, the internet, or YouTube. I was honestly surprised to hear the motor kick on when bypassing the switch. Once I knew the motor was good I knew the switch was the issue. I was really hoping the switch was dirty and not bad. The replacement switch is nearly half the price of a brand new pump. Which is insane. I cleaned up the wire terminals with some steel wool, wiped down the switch, and put it back together. She's good to go.

    @WeberWho not the least bit surprised you fixed it. Dumb question, I'm wondering if dielectric grease would be beneficial when you reassembled the switch. IIRC I learned about dielectric grease from you in a Masterbuilt Gravity smoker mod discussion?

    The long term forecast for the region is not looking great in this regard, so I’m not surprised by the increases.
    It is a little interesting the banks/investors are ignoring rising ocean levels. Depending on the locale, this could become interesting if trends continue. Talk about a real estate bubble…

    That's right. Good memory. The switch itself has a fixed screw inside it where the cover doesn't tighten down completely flush. I believe this is where my issue was. I was getting dirt and trash within the switch casing.



    Since the sprayer and pump isn't anything to look at, I just took some black electrical tape and tightly ran it around the case of the pressure switch to keep from anything from entering into it in the future. Dielectric grease would have came in handy!

    You and your gravity feed smoker crossed my mind maybe a month or so ago. I'm curious what you ended up deciding on with the smoker?

    @WeberWho Apology for not providing update earlier. I decided not to bother with the Masterbilt Gravity and sold it. Likewise I sold the Weber Smokefire EX4 prior to that. Both were impulse buy and still in box  :)

    HOA doesn't protect from zoning laws.  Zoning laws trump HOA rules, unless the HOA is more restrictive.

    Allowed where I live, but there's a max cap number of nights / year.  They also had density limits (like if your neighbor has an ADU, you can't), but that was just lifted.

    True, New Orleans came down hard on Airbnb and all other similar rentals.  Almost impossible to get now, but it was late in coming, they have been out of control for years.

    That is a miserable job.  I would not want to be stacking it in the trailer!
    nephews and their friends, a few hundred bucks, and an unattended cooler filled with blue mountains..

    its like a magic wand I tell ya...

    yes sir , the thought of having too much capacity went out the window, I’ll fire this up for small cooks as well , just a couple minutes set up time… over the next week, this will feed around 1200 people over a few events … those 22 Tritip just 2 hours out of my day start to finish

    the camp is easy, its on a sandbar surrounded on three sides with river water. easy digging. put raised beds on top of a ground seep. doesnt need to be watered til august when the tomatoes start turning. all you need is this a piece of pipe and a big hammer but the back hoe hammer was a good idea
