I may have to consider that now.

it was easy up here, i cut the old shower in half horizontally, pushed the pieces up the ladder in the kitchen to the attic (bare studs, no insulation, broken windows) drilled holes thru the kitchen ceiling and floor for hot/cold/drain next to the fridge door and piped it in. then did a new bathroom. they make a rubber seal for the toilet drain for easy mount/dismount purposes. i did this in the winter, the shower would make snow when the attic temps were near zero degrees =) hope this helps

This sucks. We did it with one of 2 bathrooms in the house we just sold and it sucked. You may need a bathroom trailer out back for this one.

  • Colbylang- don’t wait! Insurance does not cover damage from known leaks (or unknown if you don’t have the right policy). If you ever have to disclose mold, that changes everything when/if you go to sell it or get insurance.

We’ve got 4 bathrooms. Have issued a cease and desist on using the shower until I can do some exploration. Basically the only things she wants to keep are the toilet and the double vanity. New soaker tub, new floors, complete glass shower
  • Sounds nice and pricey. Sorry!

Waiting to do that this summer. Got to take it down to the studs, add a power vent , and lighting that is up to code. Just going to have a nice step in shower, no tub. I’ll hire it out so that it gets finished this decade.
At least I have a second full bathroom even it it’s the world’s smallest master. That one does have a power vent and I changed out the toilet and shower head.

At least no kids in the house.  I'll have to get some buckets and a hose.

We've been talking about adding a camel-back 2nd floor w/master bedroom, walk-in closet/laundry and bath.  We can't build out much going back because the shop is big and zoning only allows a max percentage of building to lawn...basically we'll have very little back yard if I keep it one-story.  Historic districts are a PITA.

That would be a nice addition and add a ton of value to your house. Good time to knock it all out at once as long as you are tearing out the bath. Go rent a place for a few months- trust me you do not want to be there while all that is going on.

I'm sure that's a part of it.   The density of buildings in my hood is high.  We just had our 300th anniversary a few years back.

Pawn shop....$220 for the set.  I usually avoid Ryobi anything, but these will be nice for when I don't want to screw around with the compressor and line.

My order from CGS came in today. I needed the spider, but I'm a sucker for adding to the cart to get free shipping. The kick ash basket is really solid.

They seem to be made well..  for Ryobi.  I am vested in Ridgid,  best value, lifetime battery warranty even though I've never had one fail, nice option.  Dewalt is quality, but not much, if any,  better than Ridgid and the Ridgid beats them in price.

I don't buy pawn shop tools. My assumption is all tools in pawn shops are stolen.  I have a lot of friends in then trades and most of them have had tools stolen at one time or another.  Stolen from trucks, from job sites, from locked storage buildings, etc.

Yeah, it’s a pretty big thing here too. I always tell people to write down their serial numbers or apply their own. We have a pretty good system down here with the pawn shops and their reporting requirements. There are only a fairly small number of pawn licenses and they do not want to lose theirs. The county recently had an auction for a pawn license and I am pretty sure it went for nearly $2 million.

Obviously not much you can do about the resale on things like OfferUp, Facebook Marketplace, etc…

Everything in my Parish that is pawned or sold to a pawn shop is done with a valid ID.  The description/serial numbers are recorded and provided to the police and they have to sit on it for x weeks before it goes on sale.

If you have had property stolen from you here and it ends up in the pawn shop, you can claim ownership if you have any unique identifying marks on it, scratched initials, sharpie scrawl or whatever that you can show is uniquely yours.  My buddy got some of his stolen stuff back by identifying one item of a bunch and having the other stuff on a list.

Anyway, it's not all stolen, but it's presented to LE for recovery.

The prices usually aren't great, but every once and a while I do find and haggle for a good deal and I don't feel bad paying my money for items in a legal transaction that's fully transparent.  You have to have an ID to buy stuff too.
