    This is I believe just a result of home values nearly doubling during the pandemic.  
    Guess you can’t complain about this part! 

    We didn’t see these sorts of substantial increases during the pandemic. 
    If you don’t plan on selling, overinflated house values are very problematic. 
  • You could always live in a data center. Tax free equipment and no property taxes for 30 years or so. Added bonus, local residents will pay for your infrastructure upgrade requirements!

    House prices have doubled here since 2019 at this end of the province. Its only a matter of time before MPAC comes around again and inflates everything. The average mid-sized houses saw the biggest increases here. If i would have only known, I would have bought a second house pre-2019, and sold today.

    Absolutely. But when you go to sell, score!
    Not really. You have to have somewhere to live. Selling your house for an overinflated amount and then buying a house for an overinflated amount is not a score unless you are severely downsizing or relocating to a cheaper area (that’s another can of worms that affect pricing). 

    Also, capital gains taxes come into play more often as it’s easier to hit the thresholds with higher sale prices.

    I was thinking more of a scenario in which you moved from your forever home to rental accommodations (retirement home), but maybe correlation between average purchase price and average rental price would negate any advantage.

    the housing market is still crazy up here. seems you add 40 percent to the fair housing price, wait a month and drop it 10 percent. see if anyone flinches. if its on the market in another month then add 5 percent and see if a potential buyer gets nervous.

  • Years back in our city of Ottawa, one up and coming pocket of the city saw huge property tax increases as it gained in popularity and value. A lot of longtime homeowners couldn’t keep up with the tax increases.

    Arizona was a destination location and our housing prices tend to rise a lot.  The AZ constitution has two limits in place to help maintain affordability for those who own their homes:

    1. Maximum of 5% assessed value increase per year
    2. Maximum of a 2% levy increase

    These two laws limit the negative impacts for people who own their homes - it also has the negative impact of making those homeowners only cheer the rapid rise in values because they can then pull equity out and spend it on boats and cocaine. Mortgage lenders love this trick.

    Edit: If you are over 65 there are options to freeze your valuation too, further protecting those on limited/fixed incomes.

    In the US, first $250k is cap gains free for single

    $500k cap gains free for married couple.

    Must live in it minimum of 2 years (can be non-consecutive m, but within a 5 year period)

    This is after you remove cost of sale, cost of buying, and improvements.

    covid was a double edged sword. first the newyorkers, then conn and rhode islanders moved in and bought the 200k dollar camps and rebuilt 1.5 mil dollar homes. now the taxman is reviewing all the reevaluated tax structures for the next jump. i might start building a junk yard on the property =)

    Mitch not being clutch must have just been a Toronto problem, as Captain Mark Stone said. Czechia cannot let a talented guy skate right down the middle between two defenders and get that shot. 

    Hopefully the semis go the correct way and we can meet the 51st in the gold medal game.

    btw, I just learned about this, apparently Czechia had six players on ice when they went up 3-2. Thankfully the good guys prevailed.

    I saw that too. That Canadian squad is loaded. The US has kinda looked disinterested so far, to me. Hopefully they don’t overlook Slovakia preparing for the potential matchup everyone wants to see.

    Sorry for the late reply @Canugghead they are for personal use. Going to make a couple pillows for friends and try and cover some old stools if possible. The elk will just be a blanket.

    HUGE resurgence in the kids. My son has a pile of cards. His buddy is forgoing a birthday party to attend some Pokemon convention in New Orleans instead.

    I got a bill dating back from last May . Cardiologist had me were a glue on heart monitor for 2 weeks. I told the cardiologist to bill promptly that my insurance changes to Medicare with a Blue Cross wrap around in July. Well Blue Cross from my insurance circa last May said that the company reading the monitor over charged by $345.00. They wait until February and send a letter wanting their $345. I can either pay them or tell them to go fight it out with Blue Cross again. Then Sunday I tripped going to the bathroom, lost my glasses, stepped on said glasses and broke the frames in half. Fortunately I have a pair of prescription sun glasses but I haven't been to the eye doctor in 3 years. She retired 2 years ago and her replacement can't see me until March 2. I definitely need a new prescription. But after the visit it could take up to 2 weeks to have my new glasses. I already got a new dental implant the first of the month for my front tooth. Heck just shoot me and recycle the parts. But at least (tapping on my head) I haven't totaled my car...yet.

    FA cup and Euro side shows over, time to focus on the PL.   The table has exceeded its point of elasticity.  There’s clear distension such that the bottom and top are out of reach for sids in the opposing half.   Arsenal are 13 points clear of 4th placed Man Utd, but wobbled mid-week. City, in second, are applying heat by just doing what they do.  At the foot, Wolves are out of the picture and only serve as a muddle factor, then Burnley should be the same but the mighty Eagles gave them false hope last week   West Ham and Forest are vying for the third relegation spot, and Spurs really have out-done themselves by being far too adjacent to that battle. 

    Saturday

    Villa vs Leeds,  the hosts are 3rd but have been patchy in recent weeks.  Leeds’ rise up the table was stalled a tad but is probably enough to give them realistic hope of staying up, and their fighting spirit suggests a point is available here. Will be tight, 2-1 at most.

    Brentford vs Brighton, the Bees are safe having accumulated 40 points and it’s too soon to be on the beach, so this will be a contest as they could secure a Euro wild card.  The filthy Seagulls are in a pickle, no wins in two months and not looking like they have direction. 2-0

    Chelsea vs Burnley, the Chels’ won’t be anything like as charitable as Palace were against the Carets, so expect a routine home win here.  3-0

    West Ham vs Bournemouth, the Hammers have been much better in 2026 and are putting in a decent shift each week.  This is different gravy though as the Cherries have been more than reliable for weeks now, and a win takes them to the magical 40 point mark. Whether either side can edge the other is hard to tell. 2-2

    Man City vs Newcastle, big win mid-week for the Toon but they languish in 10th in the league and a trip to Citeh directly after an away trip to Europe iOS sub-optimal.  2-0

    Sunday

    Palace vs Wolves, still out of sorts the Mighty Eagles bumbled to draw in Europe last night, off the back of a ridiculous self-imposed defeat last week - failing to capitalise on an epic victory at the filthy Seagulls.  Such is the Palace way.  The Old Gold are not as bad as they were, two back to back draws - but Palace have to win this. 1-0

    Forest vs Liverpool, new manager at Forest - number 4 this season and that is a major roll of the dice.  The previous incumbent was the football Red Adair and was not doing a bad job shoring things up.  Could be inspired, could be catastrophic.  The Reds have never really threatened the title chasers this season, but all be good enough for this one. 0-2 

    Sunderland vs Fulham, the Maccems have flat-lined - or regressed to the mean as we like to say.  36 points on the board and very likely enough to stay up already, and that’s success in a nutshell. The early season drive to the top 4 may have fooled the fan base that they were contenders, but let’s see what next season brings. 1-0

    Spurs vs Arsenal, on the evidence of a midweek clash when the top of the league Gunners gave up a 2 goal lead against rock-bottom Wolves,  are they going all Spursy.  We’re about to find out.  The hosts under new, temporary leadership and the guests teetering on producing a trademark stumble on the home straight.  1-0, 2-2, or 0-0, or 13-47 you decide.

    Monday

    Everton vs Man Utd, can someone go down to the basement and dust off the ‘Everton Cup?’ as the Toffees are hovering ominously in 8th and could yet return to their homeland of 7th at season end.   But, not this week as New Utd are showing what a bunch of expensive talent can achieve when given sensible direction, and that’s currently 4th place in the league. 

    Busy weekend looming, so spread your time wisely between the rugby and cricket - too.  I know you love them all, secretly. 

    Other girls may try to take me away
