    Wait for the inspections and such.....property might not be in as good of condition.  Then you demand they fix it on the inspection report, they refuse, resolution period expires, deal is dead.  Seen that happen in residential a few times.

    Sometimes it's collusion between the buyer and seller to get the agents out of the deal and save the commission money after the protection period of the listing contract and buyers exclusive agency is over.  Thing is, if neither is loyal to the contract they signed with their agents, no way they're going to honor their backdoor contract if something better comes along.  Witnessed that before too.

    @stlcharcoal I'm buying the buildng as is. It being a older building I'm sure it has some problems. I'm getting such a good deal on it, it doesn't matter. With just a little paint and cleaning up and actually putting it on the market. I think I would have no problem easily tripling my money. But things are starting to boom in my area.its also downtown where there is hardly anything left to buy up.

    Once the seller's lawyer looked at the contract, the seller may well have been told that they would likely be forced to sell so easier to do it now than after spending money on litigation. Believe it or not, many lawyers try to do right by their clients. It's the few bad apples that give all of us a bad name.

    Agreed glad it's working out for you. There's a lot of crooked people.. Lawyers included (I used to date the sister of one).

    my buddy's parents are going through a divorce ..his dad put the house up for sale.. Lawyer said he was interested in the property and wanted to see it..(to buy)

    2 days later he got a bill for travel expense and property evaluation  :o

    Just bustin ya as the guy is a Sun Devil, and he connected with another devil, Jaelen Strong last week to set up he game winner in OT

    I have some nice picts of Oz with each of my boys.  The guy is 6'8" and was orig going to play basketball for gonzaga.

    You weren't shocked at the $16M/yr that the Broncos ponied up? 
    I honestly would prefer to see him in a Bronco uniform and wanted him to stay in Denver.   But he has his reasons and respect that.   I am looking forward to seeing him have a good career.   Sort of like Jake Plummer, Danny White and to a lesser degree Mike Pagel.

    Well they ended up backing out again. I then set the lawsuit in motion. After 3 months they settled out of court and I closed today. Now time to get to work and get the building how I want it. Here's some before pics for yall.
