    and smaller fish are only sweeter to those that cant catch big fish :laugh: i passed a sign last week near the camp, lobsters 3.89 a pound, watch the prices climb as july 4th approaches

    Market Basket is a good bet. Just get there first thing fri/sat/sunday morning. they don't sort anymore, and won't hold them for you. but their price is no different for a one pounder (were those even legal when we were kids?) and a three or four pounder.

    Do you actually know what correlation means? I think you meant to say that the appraisal value is neither a precise, nor an accurate reflection of the true worth of a house.

    I would agree to a certain extent about the accuracy, but the precision of such things are usually not so bad and there is an extremely strong correlation (I'd say about 0.9) between appraisal and house prices.

    Here's a short lesson. If a house is appraised at 1M, it probably worth about sorta kinda around 1M-ish. If a house is appraised at 200K, it's probably worth sorta kinda around 200K. The selling price of the house would have to be completely independent of the appraisal price for there to be no correlation.

  • when a house around here is appraised for local tax purposes at 240 and sells for 380, there's not much "correlation"

    they throw a number at the bedroom count and sf area. hasn't been an assessor in this house in fifty years. just the way we like it too.

  • Yeah. That's not what correlation means. Again, you are not using the term correctly.

    If you are saying that houses always sell for more than they are appraised for, that it one thing - but they can still be highly correlated. It just means if you plot house prices vs appraisal prices the slope would not be 1.0. They are, however, still highly correlated.

    It's something the general public gets wrong all the time. That, and the whole causation thing as well (Don't get me started!!) :).

    Anyway Jeff, I know you value your privacy and I will respect that (you notice, no photos - I wish you had returned that favour). How about if we leave it there? As I mentioned the first time you dragged me in the mud, it is usually a bad thing for all parties involved when these things escalate.
  • i know what "correlated" means. i are a goodly book learner. you were tossing out the appraised value of my house, which can be found by anyone here by typing in my address on any of a number of websites which gather that info (it's public info). the number isn't what i paid, isn't what it is worth, and isn't what the mortgage is, all of which are different values themselves. you simply asserted that a house appraised (for taxes) at a million is worth a million. not correct, and that's my point.

    and they aren't correlated. the appraised value is not connected in any way to the real value. there's no fixed offset, and there's no way to get from one to the next. one may always be higher or lower, but that's not correlation, it's not structural. they are similar but unrelated.

    as for privacy... the first time we "dragged you in the mud" was simply to let you know that your anonymity wasn't assured. most folks when they are anonymous feel a little more inclined maybe to be confrontational. i'm betting you aren't like this in a social setting. but your behavior was getting out of hand. we dropped hints that we knew who you were, we didn't lay it all out there, because that's not what our point was.

    i didn't post any pictures of you. those that were posted i have seen before, sure. but i don't get it anyway... why would they irk you? because those are of someone else you said was not you after all.

    you don't get to be upset with people here for dropping names and posting pics if the names and pics aren't yours anyway.

    my privacy is relative. like i said, any newbie looking back through my posts would know who i was. i don't hide anything. i just don't put it all out there.

    i'll say that mentioning my assessed value was "interesting". hinting that you are looking into my family... well, that's more than a little interesting. i'm sure it won't happen again.
